  • All inspections are performed by Mr. Sen Lin, RHI. You know clearly who you will be with you. This ensures the high-quality service.
     
  • As a Certified Energy Advisor, Mr. Sen Lin will provide you with valuable advices/information on improving energy efficiency of your home.
     
  • We carry all necessary tools and equipments in order to reduce limitations of a visual inspection, including sensitive moisture meters and a high-resolution thermal imaging camera. Those tools will be used during the inspection under the inspector's discretion, depending on necessities and site conditions.
     
  • Thermography: Mr. Lin holds a Certificate of Thermography Level I (Building applications, ASNT-TC 1A). Thermography can be a valuable equipment to revel invisible or hidden problems such as water leakage, moisture damage, air leakage, heat loss, insulation problems, overheated electrical circuits, problems with radiation heating and heating ductwork. The accuracy and effectiveness of thermography are highly related to the site condition, weather conditions, operation skills and the quality of camera used. It also requires a lot of experience and comprehensive knowledge on building science in order to properly analyze and interpret images captured.
     
  • You will be shown how to maintain home and operate equipments during the inspection, which ensures that you are able to operate the home.

Our Report
 
Our electronic report is in a clear and easy-understanding format. It includes:
 
  1. Deficiency pictures highlighted with problematic spots.
     
  2. Color illustration images explaining how related system/component works, and how the deficiency affects its functionalities.
     
  3. Detailed explanations of deficiencies found, including the implications, possible causes, severity, consequences if not fixed, and locations.
     
  4. Recommendations on remediation or improvement with time frames and ballpark costs.
     
  5. Descriptions of major systems/components, including the age, the type, materials, and overall conditions. That information will be needed for house insurance application and for your future reference.
     
  6. Sections for 8 systems of a home and a " Summary ", which offers an overview of the whole property and items that the inspector would like to bring special attention to you.
     
  7. Valuable reference materials about home construction, home maintenance, renovations and energy-saving, including 3 pages of " Home Maintenance Schedule ", 16 pages of " Home Maintenance ", and 8 pages of " Costs and Life-spans "
 
Our Services
  • Pre-purchase Inspections
     
    It is the most common type of home inspection. After signing a Purchase Agreement, and before it's conformation, the homebuyer will arrange an inspection for his/her prospected resale home according to the Home Inspection Condition as stated in the agreement. We will visually exam the common systems and components of the home to determine if there are any significant problems, what need to be repaired/replaced and the possible costs. The main goal is to identify the current conditions of the property in order to provide the potential homebuyer with necessary information and unbiased third party opinions to make an informed purchase decision.
     
  • Pre-offer Inspections
     
    You may arrange a home inspection before submmitting an offer for a home which you are really interested in. After the inspection you will be more confident on what you are buying, whether or not to go on an offer, and how to prepare it. Most importantly, you can submmit a “clean” offer without a Home Inspection Condition in it. This will make your offer really attractive to the home seller, especially under a multiple offer situation. In a real estate contract, the home inspection condition presents uncertainty for the seller. The buyer who makes a Pre-offer inspection removes this uncertainty factor from the process because he/she knows about its condition before making an offer. A Pre-offer Inspection can be a win-win solution for both the buyer and the seller in situation which the home seller does not accept/agree a Home Inspection Condition in the agreement.
     
    The home buyer should have clear permission from the seller for a Pre-offer Inspection. We believe that Pre-offer Inspections will become popular in future real estate transactions as all parties involved in the transaction will benefit from it.
     
  • Pre-listing Inspections
     
    Are you planning to sell your home ? Before the buyer's inspector gets into your home, you may want to know what they are going to find, and what can be done in advance.
     
    Many wise sellers also have an inspection performed prior to listing a property for sale, which can verify technical details for the " Vendor's Disclosure Form "and provide the seller advance notice of concerns that may be raised by the prospective buyer. It allows you to have enough time to make any necessary repairs with reasonable prices, and avoids the defects becoming negotiating stumbling blocks later. Even though you don not plan to repair or replace anything, explaining the situation and your position to the buyer in advance is a positive measurement in a real estate transaction. With a professional pre-listing inspection report, the buyer may not want an inspection condition in the purchase agreement anymore. It makes all involved parties confident, and helps to speed along the entire transaction.

  • Pre-delivery Inspections
     
    A Pre-delivery Inspection is generally carried out for a new home prior to the buyer taking possession, when he/she is asked to sign the Certificate of Completion and Possession. During the inspection, the buyer has an opportunity to review the new home with the builder's representative. Remember, It's the buyer's responsibility at this time to document anything that is not complete or as stated in the sales agreement. It is to the buyer's advantage to identify all deficiencies as early as possible. We can accompany you during the pre-delivery inspection. We will identify any incomplete/missing/damaged items and defects in material and workmanship. A Pre-delivery Inspection can often uncover defects overlooked by municipal inspectors and the builder's inspector, and help ensure that they are corrected under the Ontario New Home Warranty Program or at the builder's expense. It is desirable for you to notify the builder in advance that there will be a home inspector accompanying you.
     
  • New Home Warranty Program Inspections
     
    New homes are covered by Ontario New Home Warranty Program against defects in work and materials for the first year from the date of possession. They shall be fit to live in with safety, health and comfort, and meet Ontario Building Code requirements. ONHWP also provides warranty coverage for water penetration from the exterior and defects in heating, electrical and plumbing systems for a period of two years. New homes are covered against major structural problems for a period of seven years. In order to solve compliances properly, the homeowner has responsibility to notify both the builder and the ONHWP in writing before each part of warranty expires. You can call us at one-year, two-year or seven-year intervals to inspect and document any defects.

  • Commercial Property Inspections
     
    Commercial property inspections are also known as property condition assessments, which will be conducted in accordance to ASTM standards. The inspection will evaluate the physical condition of property in order to indentify major deficiencies, and to estimate short-term to long-term maintenance needs and costs. We carry a commercial inspection certificate from a reputable industry trainer, and have conducted quite a lot of commercial inspections for various types of property. Depending on the complexities, specialists on different areas may be coordinated into a team to inspect each individual system of the same property.
     
    Types of property we inspect include: apartment buildings, retail stores, restaurants, offices, hotels/motels, strip plazas, warehouses, commercial rental units, workshops, manufacturing plants, etc. Due to varieties and complexities of commercial property, please provide detailed property information and your inspection purposes when contacting us. We only provide service for the types of property we are really familiar and confident with, and never accept service offers beyond our experience and expertise.
     
    Items included in the inspection: Roofing; Structure; Exterior walls and attached components; Site components (walkways, driveways, and retaining walls); Electrical; Plumbing; Heating; Air conditioning; Insulation and ventilation; and Interior finishes. The inspection usually doesn't include fire safety, environmental concerns, and business/manufacturing-related equipments or components.
 
Service Areas
 
We generally serve Greater Toronto Area from Oshawa to the East, Oakville to the West and Newmarket to the North. Out-area service may be available by special arrangement with additional travel charges.
 
Service Time
 
We're available 7 days a week. Inspections are preferred to be done between 9:30~12:30, 1:30~4:30, 5:00~8:00 during the day. However, we will try to be flexible to meet your schedule.
