Commercial Property Inspections

We have received specialized training in commercial property inspections from the industry-leading trainer Carson Dunlop Weldon and Associates, and hold relevant certifications. Over the years, we have inspected a wide range of commercial properties. Depending on the complexity of the property, a team of specialists from various fields may be assembled to inspect different systems of the same property. Types of properties we have inspected include:

  • Apartment buildings,
  • Retail stores,
  • Restaurants,
  • Office spaces,
  • Hotels,
  • Small to medium-sized commercial plazas,
  • Warehouses,
  • Commercial rental units,
  • Workshops,
  • Manufacturing plants, etc.

Due to the diversity and complexity of commercial properties, please provide detailed property information and your specific requirements when contacting us. This allows us to determine whether our services are a good fit for your needs. We only accept assignments that fall within our expertise and confidence level - we never take on work beyond our experience or professional capacity.

Commercial property inspections are also referred to as Property Condition Assessments (PCA) and are conducted in accordance with ASTM standards. These inspections evaluate the current condition of a property, identify major issues, and estimate the anticipated costs of repairs and maintenance over both the short and long term.

A typical inspection scope includes: Roofing; Structure system; Exterior walls and attached components; Site elements (walkways, driveways, and retaining walls); Electrical system; Plumbing system; Heating system; Cooling system; Insulation and ventilation; and Interior finishes. Please note: the inspection typically doesn't include fire safety, environmental hazards, and equipment or systems related to business operations or industrial production.
