Hew Home Pre-delivery Inspections

A New Home Pre-Delivery Inspection (PDI) is conducted before the buyer officially takes possession of the property. During this process, the builder's representative will guide the buyer through the new home, document any issues, and require the buyer to sign the "Certificate of Completion and Possession" at the end. At this stage, you may engage us to participate in the inspection. We will identify:

  • Items that are unfinished or not consistent with the purchase agreement;
  • Defects in materials or workmanship;
  • Issues that are not in compliance with the “New Home Construction Performance Guidelines” or “Ontario Building Code”.

With our professional involvement, we typically uncover numerous issues that may go unnoticed by both government and builder inspectors - issues you would likely miss yourself. This ensures your interests are fully protected, and that these problems can be promptly addressed under the warranty program. We advise informing the builder in advance that a home inspector will be present.

New Home Warranty Program Inspections

The Ontario New Home Warranty Program provides coverage for different aspects of the home at three distinct stages: 1-year, 2-years, and 7-years after possession. At the end of each stage, the homeowner must submit a defect-claim form listing the issues found. Failure to do so in time may result in the loss of warranty coverage. During the first year, multiple defect-claim forms are available for submission, such as the 40-day and half-year forms. You can contact us in need of filling any defect-claim form to perform a detailed inspection.

  • 1-Year Warranty: Covers almost all types of defects. The home must be safe, healthy, comfortable to live in, and compliant with the Ontario Building Code.
  • 2-Year Warranty: Primarily covers water leakage, and issues with the plumbing, electrical and heating delivery and distribution systems.
  • 7-Year Warranty: Covers major structural deficiencies.
